Getting Started

Simply fill in the contact form on our website and we'll reach out within 48 hours. We'll schedule a brief discovery call to learn about your property, your goals, and which services make the most sense for your situation.

From there we'll send you a clear proposal with scope, timeline, and cost, no surprises, no pressure.

Not at all. We work with both new hosts starting from scratch and existing hosts who are already listed but want to improve performance. If you have an existing listing, we'll audit it first and show you exactly what's holding it back before we make any changes.

We operate fully remotely and have managed properties across the UK, Nigeria, Rwanda, and the USA. As long as your property has internet connectivity and a reliable local cleaning team in place, we can manage it regardless of geography.

For co-hosting specifically, we coordinate with your local cleaners and maintenance contacts, we don't need to be physically present to deliver a five-star experience for your guests.

Every service is available on a standalone basis. You can take co-hosting on its own, commission a direct booking site without any ongoing management, or hire us purely for content and social work. There's no obligation to bundle.

That said, owners who combine all three services typically see the strongest results, the services are designed to reinforce each other.

Co-Hosting

Co-hosting means you add us as a co-host on your existing Airbnb account, your listing, your reviews, and your earnings remain entirely yours. We operate as your management team behind the scenes: handling guest messages, coordinating cleaners, managing pricing, and keeping everything running smoothly.

You stay the owner. We do the work. You keep full visibility and control at all times.

Once we've agreed on scope and you've onboarded us as co-host, we can be fully operational in as little as 72 hours. This includes setting up or optimising your listing, configuring pricing tools, and establishing the guest communication workflow.

For new listings that need photography, copywriting, and platform setup from scratch, allow 5–7 days for the full build before going live.

Our Premium Co-Hosting plan includes emergency and issue handling as standard. We respond immediately to guest escalations, coordinate urgent maintenance through your local contacts, and, where applicable, manage Airbnb AirCover damage claims on your behalf from start to resolution.

You'll always be kept in the loop on anything significant, but you won't be woken up at 2am to deal with it yourself.

Direct Booking Infrastructure

Every booking site we build is a custom, hand-coded website using HTML, CSS, and JavaScript, no page builders, no templates. The backend is hosted on Supabase, which handles your booking data, guest records, availability calendar, and secure payment processing reliably and at scale.

This means your site is fast, fully customisable, and not dependent on any third-party platform subscription. You own the codebase and the data from day one.

Yes. We integrate your direct booking calendar with your existing OTA listings (Airbnb, Booking.com, Vrbo) via channel manager synchronisation. When a booking comes in through any channel, availability is updated across all platforms in real time, eliminating any risk of double-booking.

No technical knowledge is required on your part. Once the site is live, day-to-day bookings, guest enquiries, and payments run automatically. If you're on our Premium Build plan, we handle all ongoing updates, SEO improvements, and maintenance for you.

If you take the Classic Build and want to manage it yourself after handover, we provide a straightforward guide and remain available for support questions.

Content & Social Management

You provide the raw footage, photos and videos taken at your property. We take care of everything after that: colour grading, editing, sequencing, and formatting across all required dimensions for Airbnb, Instagram, TikTok, and your direct booking site.

If your current photos aren't strong enough, we'll give you a clear shot-list brief so you know exactly what to capture before we start editing. A professional reshoot is always an option if needed.

We currently manage Instagram and TikTok, the two platforms with the highest organic reach for short-term rental properties. Both are included in the Social Media Posting service, with a monthly editorial calendar, scheduled posting, caption writing, hashtag strategy, and monthly analytics.

Pricing & Contracts

None. Our co-hosting plans are month-to-month with 30 days' notice to cancel. Direct booking website builds are quoted as a fixed, one-time fee with no hidden extras. Content and social management is billed monthly based on agreed scope.

You'll always know exactly what you're paying before any work begins. We don't believe in locking owners into contracts they can't exit, our retention comes from results, not small print.

The 10% is calculated on the nightly rate of each booking, not on cleaning fees, platform fees, or any other charges. So if a guest pays £200 per night for a 3-night stay, our fee is £60 for that booking. Nothing is charged during vacant periods.

This performance-based model means our interests are fully aligned with yours, the more revenue your property generates, the better it is for both of us.

Yes. For owners managing two or more properties, we'll put together a custom package that reflects the full scope of work. Portfolio clients also benefit from a single point of contact, consolidated monthly reporting across all units, and priority response times.
